Contemporary high-performance facade systems are increasingly recognized as the key to achieving sustainable building performance, while providing optimal occupant well-being and an engaging building aesthetic. Conventional project delivery strategies, however, are challenged to accommodate the escalating complexity embodied in this rapidly evolving technology. Emerging goals for embodied and operational carbon performance, combined with the relentless pursuit of iconic aesthetic, are driving the emergence of novel designs, materials and new product innovations. These developments, further pressured by ever-tightening cost and schedule requirements, have produced unprecedented conditions for building design and construction. Design processes, procurement and supply chain management practices, site logistics, assembly and installation methods are all morphing in response and yielding a new landscape for the building industry. This magnitude of change amplifies risk. Collaborative delivery strategies are no longer just an option, they are the necessary antidote to mitigate this risk.
Collaborative project delivery methods offer a range of integrated finance, contract, design, build, procurement and supply-chain management strategies providing advantages and risk mitigation to the project team, but all require early involvement and close collaboration of key consultants, fabricators, suppliers and other stakeholders in the design development process.
